Mandatory Members

  • UMLCC Membership

    • Owners of these properties shall be deemed mandatory members of UMLCC

    • As UMLCC members, these property owners are permitted full use of any common areas and amenities located within the Union Mill Lake community.

    • UMLCC Members are bound by the By-laws, Rules & Regulations of the UMLCC

  • Financial Obligations - These property owners:

    • Are obligated to make 2021 annual payment of $650 to the UMLCC Club to cover 2021 Club and dam-related expenses

    • Are obligated each year, to pay annual dues (and any Club special assessments) to the UMLCC covering all UMLCC Club and dam- related expenses as determined by the UMLCC Executive Board in annual budget.

    • Are obligated to pay an annual special assessment as repayment of agreed-upon $400,000 Union Mill Lake portion of 1.5 million DEP loan which facilitated replacement of the Union Mill Lake Dam and Braddock Mill Road in 2020.  This annual special assessment payment will begin in 2021 or 2002 and will remain in effect for 20 years.  Each property owner's special assessment amount will be determined, communicated, and collected by Evsham Township.  See relevant loan documents and repayment conditions HERE.  

    • Are subject to collection actions for failure to submit dues and assessment payments; Collection actions include the payment of late fees, collection costs, reasonable attorney's fees, and the filing of lien claims permitted under the UMLCC By-laws, Rules and Regulations and as applicable by law.

  • Non-Answering Defendants - 2021 Agreement & Release

    • Are responsible for any previously billed dues currently in arrears from the present back to year 2008, in such annual amounts as determined by the UMLCC Executive Board in past annual budgets.

    • Judgment shall be entered and recorded by UMLCC against non-answering property owners who shall thereby be responsible for paying any unpaid dues or assessments to UMLCC, which shall act as a lien.
